Well, our group of licensed architects has done hundreds of Property Condition Assessments (PCAs) and love to tell those secrets. In a PCA our architects investigate every system in the building, such as the envelope, roof, HVAC, plumbing, electrical, life safety, security, landscaping, interior finishes, etc. We determine it's age, assess it's condition and develop a schedule of the useful life of each system and the costs associated with the repair or replacement. We even make adjustment for inflation.
